Tips and tricks for finding an apartment in HCMC?

So, I'm looking for a place and was wondering if you vets might have some tips for me when it comes to finding a place. How to avoid overpaying, or rather, getting the best deal possible? Any scams to watch out for? What to be especially careful of in contracts? Etc. I don't know what I don't know. Any help is appreciated!

Also, I prefer to be within about 20 mins walking distance to a lively area that has lots of interesting things going on and a large variety of shops and restaurants (incl non-vn foods). I get bored in quiet areas. D1 certainly satisfies this itch but is there anywhere else in HCMC I should be looking at?
